How Our Flat-Fee MLS Program Works

If you have decided to list your home on the MLS through our flat-fee listing service, congratulations! You are making an excellent financial decision, and we can assure you that you will never want to sell through a traditional real estate brokerage service again. Here is an overview of how our flat-fee MLS service works:

When you choose our flat-fee listing service, your home will be advertised on the same multiple listing service that is used by traditional commissioned real estate agents. From the public’s perspective, your listing looks exactly the same as any other listing. You’re not sacrificing quality, listing features, or anything else.

If a buyer happens to approach you directly, without an agent, we will help you sell “by owner” and save yourself the buyer’s agent commission. Otherwise, you can choose how much you want to offer the buyer’s agent as an incentive for delivering a buyer to your listing. This is typically anywhere from 1% to 3% of the selling price. You will need to determine how much you’re willing to pay before your listing goes live – this information will need to be displayed on the MLS with all of the other details of your property.

The Flat-Fee Listing Process

Once you have chosen the service plan you want, you can simply order it online. You will then receive a confirmation email with further instructions and all of the forms you need in order to get your listing published on the appropriate multiple listing service.

Our team will typically process your order within one business day, and we will contact you if we run into any problems or have additional questions about your property. Otherwise, as long as your forms have been filled out accurately and we have all the information we need, we will ask you for photos and your listing should be published in very little time at all.

Once your listing is live, we will email you proof of your live MLS listing. You should then receive your yard sign and lockbox within 2 business days. When you receive them, you should post your sign and attach the lockbox to your front door as soon as possible. Please note that your yard sign will not include a post, and you will need to purchase one in order to display the sign in your yard. These can be found at most home improvement stores and are available for just a few dollars.

It’s truly as simple as that! You should begin receiving requests for showings in no time, and when you do receive an offer to purchase, we will be sure to present that to you as quickly as we receive it.
